An appealing outdoor living area can help a home sell more quickly, especially when it’s on the market during the warm spring and summer months. In fact, according to a survey from the National Association of Home Builders, more than 80 percent of homebuyers said patios and front porches are “essential” or “desirable.” What can you do to improve the appeal of your outdoor spaces?
First, make sure you create the impression that your back yard or front porch is a calm and relaxing place to spend time. This can be accomplished with comfortable furniture, outdoor rugs, privacy screens or shrubbery, and lots of potted flowers.
Lighting is also important. While most showings occur during the day, people will notice light sources, or a lack thereof. Some of the ways to enhance your outdoor spaces with lighting include uplighting to highlight trees, architectural details or other focal points, landscape solar lights along walkways, rails and steps, and string lights to set a playful mood.
Other touches to consider include a path of unique stepping stones, a fire pit, an awning, canopy or pergola, or an all-weather outdoor TV. The best part of all of these enhancements is getting to enjoy them yourself while your home is on the market.
